Challenge

Renaissance Place is city block mixed use development in Lafayette, Indiana, which was developed by Wexford LLC. Development began in 2005, with Renaissance Place reaching occupancy in 2007. Renaissance Place contains 18,500 square feet of retail space, a six-story and 140,000 square foot office building, 36 residential condominiums, and a 310 space parking garage. Wexford was awarded the Digby Award, an award for the real estate development having the most significant impact, in 2007 for the development of Renaissance Place.

 

Approach

Wexford involved Gutwein Law intimately in the development of Renaissance Place, and received counsel in the following areas:

  • Purchasing the real estate for Renaissance Place
  • Securing a tax abatement
  • Structuring and forming (1) the Residential Owners Associations to care for the common area shared by the owners of the condominiums and (2) Office Owners Association to care for the common area shared by the owners of the office building
  • Drafting the Declaration of Condominiums for each the residential condominiums and office condominiums
